Lonvale Gardens FAQ's

What are your application requirements?

We require a household income of at least 3x the rent amount.  We also conduct credit, criminal, and rental background checks.

How much is the security deposit?

Our security deposit is equal to one month's rent.

What fees/deposits are due upon applying? Moving in?

Lonvale Gardens does not have an application fee but we do require 10% of the security deposit when you submit the application.
The remainder of the security deposit, which is equal to one month's rent, along with a $25 key fee and the first month's rent is due before moving in.

What leasing options are available?

Lonvale Gardens offers 12-month leases.

Are utilities included?

Water, sewer, and trash removal are all included in your monthly rent.

What are the occupancy limits?

Lonvale Garden's occupancy standards are set by the local Board of Health and are as follows:  2 people per bedroom plus 1.

Is renter's insurance required?

Yes.  We require our residents to have liability insurance with coverage of at least $100,000.  It is the responsibility of the resident to obtain and pay for the renter's insurance.

When is rent due?

Rent is always due on the first day of the month.

How can I pay my rent?

Lonvale Gardens only accepts online payments through your resident portal account.
Your options of payment are ACH, Visa, Mastercard, Discover, and Moneygram.  Some of these options have added fees.

Is there a late fee for overdue payments?

Yes.  There is a $75 late fee after 30 days.

How often is there a rent increase?

Rent increases are implemented upon renewal of the lease.  You will not be subject to a rent increase in the middle of your lease.

What are the pool hours and seasonal availability?

Our pool is open Memorial Day to Labor Day, 12:00 pm - 7:00 pm.

What are the hours of the leasing office?

Our leasing office is open Monday-Thursday 9:00am -5:30pm, and Friday 9:00am - 5:00pm.

Do the apartment homes have microwaves?

Yes.  All of our homes include a microwave.

Are your stoves gas or electric?

Our stoves are electric.

What property amenities are included?

Lonvale Gardens offers a pool, picnic area, grills, and laundry rooms for our residents.

Are there laundry facilities in the community?

Every building in the Lonvale Gardens community has a laundry facility.

What schools serve the Lonvale Gardens community?

Our students attend:  Shay Elementary, Cashman Elementary, Amesbury Middle School, and Amesbury High School.

Is there public transportation nearby?

Lonvale Gardens is near a bus route, and Newburyport has MBTA (Massachusetts Bay Transportation Authority).

Is Lonvale Gardens near any major transportation routes?

Yes.  Lonvale Gardens is near Route 95, Route 495, and Route 110.
